Guerrillaz Co., Ltd. (hereinafter referred to as “the Company”) and the Tenant hereby enter into this lease agreement for the ‘long-term use of facilities’ as specifi ed below. In this agreement, “Stay Korea” refers to the service name provided by the Company, indicating services related to this agreement. This agreement has been drafted to clearly defi ne the rights and obligations between the Tenant and the Company, ensuring a fair and smooth rental process.
Article 1: Description of the Property for Long-Term Use
1. This agreement specifies the terms and conditions related to the facilities the Tenant will use for long-term rental.
2. The property’s location, price, and terms of use are as stated in this agreement:
Article 2: Contract Terms
1. This agreement is entered into based on mutual consent between the Tenant and the Company. The terms of the lease, including the lease period, monthly rent, security deposit, shared facility usage rules, and other conditions, are as specified in this document.
2. The contract period is based on the start and end dates, and both parties must comply with their respective rights and obligations during this period.
3. Matters not specified in this agreement shall follow general practices, and modifications may be made through mutual agreement.
Article 3: Bank Account Information
1. The tenant must pay the monthly rent and security deposit to the landlord’s designated account as specified in the contract.

3-2. Tenant Account
1. The Tenant must provide proof of transfer to the Company immediately after payment.
2. The Company will refund the deposit to the same account used for payment, following the conditions outlined in Articles 4 and 11.
Article 4: Security Deposit
1. The Tenant must pay a deposit of {number-1} before signing this lease agreement.
2. The Company may use the deposit to cover damages caused by the Tenant, their guests, or for cleaning upon move-out if necessary.
3. The Company shall provide an itemized statement of any deductions made from the deposit.
4. The remaining balance of the deposit, if any, will be refunded within one week after the Tenant vacates the property and returns all keys.
5. The deposit cannot be applied to the final month’s rent, and the Tenant is obligated to pay the full rent for the last month of the lease period.
Article 5: Shared Facilities
1. The Tenant may use the designated room.
2. The Tenant is free to use shared facilities, such as the kitchen, laundry room, water purifier, and microwave.
3. The Tenant is responsible for following the rules and maintaining the cleanliness and hygiene of shared spaces.
Article 6: Tenant’s Responsibilities
1. The Tenant must keep the room in good condition and avoid causing damage.
2. The Tenant may not install nails or other attachments inside the room without prior consent from Guerrillaz.
3. Any damages caused by the Tenant must be restored to their original condition, and the Tenant must compensate for the damages.
4. The Tenant must respect the shared living environment and avoid making loud noises in private or shared spaces.
Article 7: Contract Extension
1. The Tenant may extend their stay by paying the rent and deposit and signing a new agreement at least two weeks before the end of the lease period.
Article 8: Use of Photos and Videos
1. Photos or videos taken in shared spaces with the Tenant’s prior consent may be used by Guerrillaz for promotional and marketing purposes.
2. Separate consent must be obtained for each instance, and the Tenant has the right to approve or deny usage.
Article 9: Security and Safety
1. CCTV cameras are installed and operated throughout the co-living house for security purposes.
2. In case of fire or other emergencies, the Tenant must follow designated evacuation procedures.
Article 10: Personal Information and Consent
1. The Tenant’s personal information may be collected and used for managing the co-living house.
2. Guerrillaz must obtain explicit consent from the Tenant for using their photos or videos for promotional or marketing purposes.
Article 11: Contract Cancellation and Refund Policy
1. Contract Cancellation
- Tenants must provide at least two weeks’ written notice to the Company to cancel the agreement.
- If cancellation occurs on the scheduled move-in date or during the rental period, all payments (including the deposit) are non-refundable.
2. Early Move-Out
- If the tenant chooses to move out before the end of the contract period:
- The security deposit (or initial deposit) will not be refunded.
- Prepaid rent will not be refunded for the remaining period.
- However, if the tenant moves out early during the last month of the contract, the security deposit may be refunded.
3. Use of Security Deposit for Damages
- If the tenant or their guests cause damage to the property, the security deposit will be used to cover repair costs, and any remaining amount will not be refunded.
- A detailed statement of the deductions will be provided to the tenant.
4. Additional Information
- This policy is designed to ensure effective occupancy management and to maintain a fair rental process for all tenants.
Article 12: Dispute Resolution and Termination
1. All disputes arising from this agreement shall be resolved according to the established dispute resolution procedures.
2. The rental agreement may be terminated based on the conditions specified in this contract.
Article 13: General Provisions
1. Matters not specified in this agreement shall follow general customs.
2. To confirm this, both parties shall sign the contract and retain one copy each.

Article 15: Contract Confirmation and Agreement
1. This contract becomes effective upon the tenant’s agreement to the terms via email, KakaoTalk, or WhatsApp.
2. A physical signature is not required, and the tenant’s response via email, KakaoTalk, or WhatsApp will be considered as legal consent to this agreement.
3. For any additional inquiries or requests regarding the contract, the tenant must contact Stay Korea within 7 days of receiving the contract.
